Why doesn’t the calculator average the SDE and revenue valuations? Because they measure different things. SDE is generally the primary economic metric for an owner-operated small business; revenue is included here as a market cross-check. Averaging the two would create artificial precision.

What Does Normalized SDE Mean?
Seller’s discretionary earnings is designed to estimate the economic benefit generated by an owner-operated business after normalizing the financial statements.
Potential adjustments can include legitimate owner compensation, financing costs, certain non-cash expenses, qualifying discretionary expenses and genuinely non-recurring items.
Normalization can also work in the opposite direction: if the seller performs necessary labor without market payroll, or the business benefits from below-market related-party rent, the buyer may need to add an expense rather than remove one.

How do you calculate the value of a laundromat?

Why is the seller’s asking multiple different from the calculator?
The seller controls the asking price. Sold-business benchmarks reflect prices at which transactions were actually reported closed. A premium asking multiple may be justified by business quality, or it may simply represent an aggressive asking price.
Should I subtract equipment replacement from the laundromat’s value?
Not automatically dollar-for-dollar. Near-term CapEx can influence the multiple, purchase negotiation and total capital required. The calculator therefore displays immediate CapEx separately rather than pretending it is always a formal valuation adjustment.
