FREE LAUNDROMAT DEAL TOOL

Laundromat Valuation Calculator

Estimate an SDE-based valuation range, compare it with revenue multiples and see exactly what multiple is implied by the seller’s asking price.

Default benchmarks use laundromat businesses reported sold through BizBuySell from 2021–2025. Replace the defaults when better local comparable-sale evidence is available.

BASE VALUE + IMMEDIATE CAPEX COMMITMENT $0

This combines the base SDE valuation with the buyer-funded immediate CapEx input solely as an acquisition-planning view. It is not a formal valuation adjustment.

Important: This calculator is a screening tool, not an appraisal or professional business valuation. Multiples are historical national benchmarks. Local comparable sales, financial quality, lease terms, owner involvement, equipment condition, growth, competition and transaction structure can materially change value. Real estate is excluded and should be analyzed separately.

Why doesn’t the calculator average the SDE and revenue valuations? Because they measure different things. SDE is generally the primary economic metric for an owner-operated small business; revenue is included here as a market cross-check. Averaging the two would create artificial precision.

How to Use the Laundromat Valuation Calculator

  1. Enter normalized SDE. Do not simply copy the listing’s advertised cash flow.
  2. Enter verified revenue.
  3. Enter the asking price.
  4. Add immediate buyer-funded CapEx if you want to see the broader capital commitment.
  5. Start with the market benchmark multiples.
  6. Replace them with stronger local comparable-sale evidence when available.
  7. Compare the asking multiple with the indicated range.
  8. Investigate why the business deserves its position within that range.

What Does Normalized SDE Mean?

Seller’s discretionary earnings is designed to estimate the economic benefit generated by an owner-operated business after normalizing the financial statements.

Potential adjustments can include legitimate owner compensation, financing costs, certain non-cash expenses, qualifying discretionary expenses and genuinely non-recurring items.

Normalization can also work in the opposite direction: if the seller performs necessary labor without market payroll, or the business benefits from below-market related-party rent, the buyer may need to add an expense rather than remove one.

What the Calculator Does Not Value

  • Seller-owned real estate
  • Specific tax consequences
  • Future interest-rate changes
  • Working-capital adjustments
  • Unverified add-backs
  • Hidden liabilities
  • Environmental issues
  • Legal or lease defects
  • Customer concentration risk
  • Exact equipment remaining life
  • Local comparable sales not entered by the user

A valuation tells you what the business may be worth. Financing tells you what it will cost you to own.

Take the value you are considering and model the actual acquisition debt, post-debt cash flow and cash-on-cash return.

Frequently Asked Questions

How do you calculate the value of a laundromat?

A common starting point for owner-operated laundromats is normalized seller’s discretionary earnings multiplied by an appropriate market multiple. The result should then be tested against comparable transactions, revenue, equipment condition, lease quality and other deal-specific factors.

What is a typical laundromat SDE multiple?

BizBuySell’s 2021–2025 reported sold-business data shows a median of 3.50× SDE, an average of 3.65× and an interquartile range of approximately 2.72× to 4.50×. Those are national historical benchmarks, not a required multiple for a specific laundromat.

Why is the seller’s asking multiple different from the calculator?

The seller controls the asking price. Sold-business benchmarks reflect prices at which transactions were actually reported closed. A premium asking multiple may be justified by business quality, or it may simply represent an aggressive asking price.

Should I subtract equipment replacement from the laundromat’s value?

Not automatically dollar-for-dollar. Near-term CapEx can influence the multiple, purchase negotiation and total capital required. The calculator therefore displays immediate CapEx separately rather than pretending it is always a formal valuation adjustment.
